This is a prime example of how professional home staging can make a massive difference in whether or not a home can sell, even if its features aren’t exactly what the surrounding neighbourhood calls for.

Hope Designs recent project was featured in Toronto LIFE-Sale of the Week 122 Niagara St SOLD on 2015-07-20

Take 122 Niagara St in downtown Toronto, for example. The 3+1 bedroom 2-storey detached home is surrounded by condos in trendy King West Village. Not long ago, a foul-smelling slaughterhouse was located very close by – a total turn off for buyers.
Originally a stable at the turn of the century, a young couple purchased the home in 2006 and renovated it. During their time living there, the previous owners updated the kitchen and bathrooms, and added a full second storey. The only components that remain from the original decor are the exposed beams and bricks, and the stained glass window on the main level of the home.
With condo prices in the neighbourhood commanding $350,000 and up, it seemed tough to find anyone who would be willing to fork over over $1 million in an area that’s got absolutely nothing to compare the 2-storey home with. And considering the fact that 122 Niagara St only has a teeny backyard on its small lot, this was an obstacle for the sellers and their agents.
But with some savvy staging work by the professionals at Hope Designs, the listing actually attracted three offers, and wound up selling in just 21 days!
The property was originally listed at $1.298 million, and ended up selling for $1.236 million.
Lori Howard, owner of Hope Designs, has taken her staging and interior decorating business to new heights. As a firm believer in the power of staging, Lori has managed to rack up a sizeable repertoire of accolades during her time in the business. And with Hope Designs in Toronto Life, hopefully more eyes will be looking towards the company to help and stage more and more homes in the Toronto area and beyond.
With examples like 122 Niagara selling with minimal time on the market despite the odds against it, it just goes to show you that presenting a home in its best light to attract the masses of buyers can help sell a home for top dollar, and in record time.
In this case, no obstacle was too big for Lori and her team. The small yard, and the plethora of condo units didn’t seem to phase the selling process. And that’s precisely why home staging works.
